Windows, made simple. Sash & Pane exists because buying timber windows shouldn't require three site visits, six weeks of waiting for quotes, and a price that appears only after someone has sized you up. We put the whole thing online: measure, configure, see your price, order. No surveys unless you want one, no mystery pricing, no hard sell.
Made by hand, properly. Our workshop has been making timber windows since 2022 — box sash, casement, doors and bifolds, built the traditional way: mortise-and-tenon joinery, real cords and counterweights, meranti hardwood or pine, factory-painted in any RAL colour you can point at. Every window is made to your measurements, one at a time. Our UK team is from Leeds and based in East London; every order is checked, drawn, and confirmed with you before a single piece of timber is cut.
Why we're different. Most window companies sell you a survey, a fitting crew and a "from" price that triples by the time you get to an invoice. We sell you the windows — made to measure, delivered to your door, at the exact price you saw on screen. You arrange your own fitter (any competent joiner or window fitter can install our windows). Use our measuring service if you'd like professional certainty on the sizes.
How this started. We're two brothers, both living in London, both renovating our first homes for our young families. When it came to the windows, we couldn't believe what we found: eye-watering prices, quotes that took weeks, and a market that seemed designed to stop you understanding what you were actually buying. What should be a simple, obvious purchase had been made opaque. But the more we explored, the more we found something else too — brilliant people running fantastic workshops, making beautiful timber windows at prices that put the big names to shame. So we built the business we'd wanted as customers, in partnership with those workshops. It's gone from there.
Who we are. Joe spent his career in procurement and consulting — for the civil service, PwC and other advisories — which is to say he's professionally incapable of overpaying for things. Sam is a former startup COO who has scaled hospitality and e-commerce businesses across the UK. Between us: someone who knows how to buy well, and someone who knows how to build things that work. We're a team of 5–20 across the UK and our workshop.
The honest bit. We're a small team doing this carefully rather than a call centre doing it at volume. That's why every order gets production drawings for you to approve before we make anything.
